Golf villa rental in Marrakech: which estates have villas

Eight of Marrakech’s 13 golf courses have villas on the estate or in the residential development around it, according to the club’s or developer’s own website, checked on 26 October 2026: Amelkis, Al Maaden, Samanah, The Montgomerie, The Tony Jacklin Marrakech, Akenza, Palm Golf Ourika and Fairmont Royal Palm. At Fairmont Royal Palm, the villas belong to the hotel and are let as hotel accommodation. Everywhere else the villas are sold to owners, and no club publishes a rate or tee-time priority for someone renting one. Staying on an estate puts you next to one course, not the other twelve, so the drive times are what should decide where you stay.
How we checked: on 26 October 2026 we read each club’s website and, where the club links to it or operates the course, the developer’s website. Drive times come from OSRM (an OpenStreetMap routing engine, car profile, no traffic), course to course, from the position published by the club, the Royal Moroccan Golf Federation or the developer. No rental prices are quoted, because none of these sites publishes any.

What the table shows: golf villas exist in Marrakech, but they are first and foremost property for sale. The two developments in the south of the city, around The Montgomerie and The Tony Jacklin, list their stock as sold out; Samanah has a membership reserved for villa owners; Amelkis and Al Maaden advertise homes for purchase. None of these sites offers a villa by the week. A villa on a particular estate is therefore requested case by case, and availability is checked when the quote is prepared.
Fairmont Royal Palm: villas inside a hotel
On the Amizmiz road, Fairmont Royal Palm has its own 18-hole course, designed by Cabell B. Robinson, and its 135 accommodations include villas. The hotel’s website describes two:
- Fairmont Residences Golf View Villa: set against the course, with a private pool, gardens, three master bedrooms with terraces and a kitchen.
- Prince Villa: 741 m², an outdoor pool in an enclosed garden that can be heated on request, a private hammam, a kitchen, a large terrace and two bedrooms with en-suite bathrooms.
Two limits for a golfing group. The course is open only to players with a valid licence and a handicap of 28 or better. And this is a hotel product: no price is shown, and the published villas have two or three bedrooms. What staying on the estate changes, and what it does not
What changes
Your estate’s course is a few minutes away with no transfer, so you can fit in nine holes on the day you arrive without waiting for a car. The estates in the south of the city are also the closest to the airport: 8 minutes from The Montgomerie and 12 minutes from The Tony Jacklin, according to OSRM.
What does not
- The green fee: on the rate cards we checked on 26 October 2026, no club publishes a rate for villa tenants or estate residents. The published categories are for other players: federation licence holders (The Montgomerie, The Tony Jacklin), members of Moroccan clubs (Atlas Golf), annual members (Amelkis, Al Maaden, Palm Golf Ourika) and villa owners (Samanah).
- Tee times: no club publishes priority tee times for people staying on the estate. You book like any visitor.
- The caddie: the Royal Moroccan Golf Federation circular of 29 May 2025 makes caddies compulsory on every course during rounds. Access and dress rules are in our guide to handicap, dress code and caddies.
- The other courses: from Samanah, only one course is within 12 minutes; from Al Maaden, two. If your group wants five or six different courses in a week, you need transfers whatever happens.
Villa on an estate or off it: the drive times
For each base, the table counts how many of the other 12 courses are within 15 minutes (OSRM, no traffic) and gives the longest drive. For the Palmeraie and the Ourika road, the starting point is the local course: Rotana for the Palmeraie, Palm Golf Ourika at km 13 for the Ourika road.

In short: the south of the city, between Avenue Mohammed VI and the Tahanaout road, is the best-placed base for a different course every day. How to ask for a golf villa
Our golf holidays in Marrakech include a private villa for 3 to 21 people, a dedicated chef, private transfers between the airport, the villa and the courses, and rounds on Marrakech’s 13 courses chosen with you, from €1,150 per golfer (about £960). It is not a hotel package, and flights are not included: you book your own. The villa itself is proposed in the quote. To make it fit your plans, tell us:
- the estate or area you would like (Amelkis, Al Maaden, the south of the city, the Palmeraie…), or simply “as close to the courses as possible”;
- how many golfers and non-golfers, and how many bedrooms or twin rooms you need;
- the courses you want to play, since they decide the best location;
- your preferred tee times, morning or afternoon;
- your dates, and whether they are flexible;
- your budget per person.

Can you rent a villa on a golf course in Marrakech?
Yes, but the villas on Marrakech golf estates are mostly private homes. On the estates (Amelkis, Al Maaden, Samanah, Akenza, Palm Golf Ourika and the developments around The Montgomerie and The Tony Jacklin), villas are sold to owners and no website offers rentals, so availability is checked when you ask for a quote. At Fairmont Royal Palm, the villas beside its 18-hole course are part of the hotel.
Which Marrakech golf courses have villas on the estate?
Eight of the 13, according to the club’s or developer’s website checked on 26 October 2026: Amelkis, Al Maaden, Samanah, The Montgomerie, The Tony Jacklin Marrakech, Akenza, Palm Golf Ourika and Fairmont Royal Palm. Royal Golf Marrakech, Assoufid, Atlas Golf, Noria and Rotana publish no residences.
Do villa tenants get a resident rate or priority tee times?
No Marrakech club publishes one. The rate cards checked on 26 October 2026 offer categories for federation licence holders, members of Moroccan clubs, annual members and, at Samanah, villa owners. A tenant books tee times and pays the green fee like any visitor.
Do you still need a caddie if you are staying on the course?
Yes. The Royal Moroccan Golf Federation circular of 29 May 2025 makes caddies compulsory on every course in Morocco during rounds, whether you walk over from the villa next door or drive across the city.
How do drive times compare between a golf estate and the Palmeraie?
From The Montgomerie, 7 of the other 12 courses are within 15 minutes according to OSRM, without traffic. From the Palmeraie, none are: Royal Golf Marrakech and Amelkis are 17 minutes away, Samanah 33 minutes. The Palmeraie suits a group that plays less often.
